What is a Doubet Home?

Doubet custom homes are each unique and special. Before the first shovel breaks ground, there will be a builders meeting. In this meeting a workable plan is established. Scott Doubet will learn what's important to you and what key components you want. Needed modifications are made to the plan, and a budget is established. This insures that budget and timelines are met. Budget increases will only happen if there are changes in the scope of work requested by the homeowners during construction.

There is a common checklist we use for design specification on each home. This list specifies the "typical" elements we will use in that home. You should look on this as a work-sheet and as a starting point for creating your custom home.

BASEMENT

  • Basement Windows — Vinyl, as per plan.
  • Basement Window Wells — Corrugated steel, as needed.
  • Damp Proofing — Single asphalt coating exterior foundation walls.
  • Exterior Walls — Framed and insulated to code.

GARAGE

  • Insulate, drywall and fire-tape common walls with house, as per code.
  • Garage Door — Builder standard, insulated, pre-finished white, raised panel, 16' x 7'.
  • Passage Door from Garage to House — Steel insulated with deadbolt.

EXTERIOR FINISH

  • Roofing — 30-year architectural laminate.
  • Siding — Concrete lap, 7-inch exposure.
  • Fascia — Six-inch painted wood.
  • Soffits — Painted wood (same color as fascia).
  • Rain Gutter — Pre-finished aluminum; entry and egress areas only.
  • Exterior Masonry — Builder standard, 30-square-foot allowance.
  • Exterior Paint — One (1) Body Color, One (1) Trim Color
  • Windows — Vinyl, size and operation as per plan.
  • Exterior Front Door — Six-panel steel insulated, 3'-0".
  • Rear Door — Vinyl slider or steel patio door, as per plan.
  • Exterior Door Hardware — Builder-standard orbital with deadbolt.
  • Driveway — Broom-finish concrete, 500 square-foot allowance.
  • Front Sidewalk — Broom-finish concrete, approximately 4' wide, poured from front step to driveway.
  • Front Porch and Step — Poured broom-finish concrete or natural finish redwood, as per plan.
  • Rear Deck — 10' x 10' deck constructed of redwood (2" x 6" decking and 2" x 2" balusters with 2" x 4"/2" x 6" capping) with natural sealant.
  • Rear Patio — 10' x 10' broom-finish concrete on homes with walkout basements only, or in replacement of rear deck.

INSULATION AND DRYWALL

  • Insulation — As per code.
  • Drywall Texture — "Light Jazz" on ceilings, "Orange Peel" on walls.
  • Garage — Fire-taped to code.

HEATING, VENTILATION AND NATURAL GAS

  • Furnace — Gas forced-air 80% efficiency.
  • Cold Air Returns — Pre-finished white metal.
  • Thermostat — Builder standard.
  • Dryer — Vented to exterior
  • Ventilation — All kitchen, bathroom and laundry fans vented to exterior.
  • Radon — Active radon system to code.
  • Hot Water Tank — 50 US-gallon standard.
  • Gas Fireplace — Builder standard direct vent with black face trim.
  • Gas Piping — Plumbed for gas range in kitchen.

BATHROOMS

  • Sinks — White China Lav or White Pedestal Lav, as per plan, with 4-inch Faucet Set
  • Bathtubs — Main Bath: White fiberglass smooth-wall tub/shower unit. Master Bath: White fiberglass soaker tub, size as per plan, on ceramic-tiled deck.
  • Shower Units — White fiberglass smooth-wall shower stall, size as per plan.
  • Faucets — Moen Monticello Series, chrome.
  • Toilets — Builder standard, white.
  • Shower Door (if applicable) — Clear glass with chrome trim.

KITCHEN

  • Sink — White china double-bowl sink.
  • Faucet — Moen pullout, chrome.
  • Garbage Disposal — Builder standard.
  • Water line for refrigerator, rough-in comes with shut off valve.
  • Hook up dishwasher.

LAUNDRY

  • One set of hot and cold water taps with drain standpipe.
  • Laundry Tray — Builder standard drop-in.

MISCELLANEOUS

  • Two exterior hose bibs, one at front and one at rear.
  • One basement floor drain.
  • Three piece rough-in in basement (drainage only).
  • Pressure-reducing valve — as required.
  • 50 US-gallon hot water tank.
  • Sprinkler stub to side yard.

ELECTRICAL

  • Main Panel — 200 amp. 40 circuit capacity. Plug at or beside panel.
  • Copper wiring throughout.
  • Dryer receptacle in laundry room 220v.
  • Smoke Detectors — Location as per code, hard-wired with battery backup.
  • TV Cable — Total of three. Add one for finished basement
  • Telephone Jacks — Total of three. Add one for finished basement.
  • Garage door opener rough-in.
  • Two keyless lights and two double-plug outlets in garage.
  • All basement keyless fixtures switched to single switch at base of stairs as per plan.
  • Switches and Plugs — Standard toggle, white.

LIGHTING

  • Can Lights — One can light included over each tub and/or shower. Four can lights included in kitchen. All other can lights extra.
  • Light Fixtures — Lighting allowance is based on $0.75 per finished square foot.
  • Light fixtures can only be chosen from the specified supplier.

FINISH CARPENTRY

  • Interior Doors — Clermont semi-solid, smooth-finish, paint-grade or flush birch stain grade.
  • Interior Closet Doors — Clermont hollow-core paint grade or flush birch stain grade bi-fold.
  • Closet Shelving — Wire. Linen and pantry closets come with four shelves standard. Entry and bedroom closets come with one shelf and rod standard.
  • Hardware — Builder-standard orbital passage and privacy sets.
  • Bathroom Hardware — Builder-standard chrome. One towel bar and one tissue dispenser per bathroom.
  • Baseboards — 2 1/4" paint grade or hemlock stain grade.
  • Door Casings — 2 1/4" flat paint grade or hemlock stain grade with header trim.
  • Windows — Drywall wrap on three sides with 2 1/4" paint grade or hemlock casing below paint grade or hemlock stain grade sill.
  • Stub Walls — Paint grade or hemlock stain grade capping.
  • Fireplace Mantle — To match finish package.
  • Fireplace Hearth — Flush tile.
  • Railings — Drywall half-wall with wood cap. Open rail available at extra cost.

PAINTING

  • Walls and Ceiling — Two coats primer and one coat Premium Lasyn Eggshell, one color throughout includes ceiling. Builder standard color unless different color chosen by purchaser and sent in on supplier list. Extra colors will be charged as per current option list pricing.
  • Trim — Paint Finish: Builder-standard white unless otherwise specified. Primer and two coats trim paint. Stain Finish: Three coats sprayed lacquer. Optional one coat stain sprayed prior to lacquer if color specified.
  • Exterior — Two coats of acrylic latex. One (1) trim color and one (1) body color. Extra colors will be charged as per current option list pricing.
  • Deck and Rail — Natural sealant.

CABINETS AND VANITIES

  • Cabinets and Vanities — Builder-standard maple shaker-style doors without hardware, as per plan.
  • Toe Kick — Wood.
  • Countertop in Kitchen — Laminate top with self edge and builder-standard full-height tile backsplash.
  • Vanity Tops — Laminate top with self-edge and single row of builder-standard tile backsplash installed the length of the cabinet.
  • Mirrors — Polished plated glass mirror installed the length of the vanity top and approximately 42 inches high. Mirror cutouts extra.

FLOORING AND CERAMICS

  • Carpet and Vinyl — Customer's choice from builder's standard. (Other choices at additional cost.) As per plan.
  • Ceramics — Customer's choice from builder's standard. (Other choices at additional cost.) One row tile backsplash above bathroom countertops. Full-height tile backsplash above kitchen countertops.

APPLIANCES

  • Standard appliances include delivery of:
    • Frigidaire #FDB780RCS Dishwasher, white
    • Frigidaire #FEF366CS Range, white
    • Frigidaire #FMV156DS Microwave, white
  • Appliances can only be chosen from the designated supplier.
  • Appliance Upgrades:
    • Customer may upgrade appliances directly through supplier, although delivery of upgraded appliances is limited only to hard-wired and/or permanently plumbed items.
    • The purchaser will pay for appliance purchases above the standard at the time of the order.
    • Additional appliances, if ordered, should not be delivered prior to possession.
    • Any installation costs incurred due to customer upgrades will be the responsibility of the customer.
    • Any damage or theft incurred on site to any upgraded appliance purchased directly through the supplier is limited to the value of the builder's standard appliance. Upgrade cost is not the responsibility of the builder.
    • Doubet Homes must be notified of all upgrades. Additional charges may apply.

LANDSCAPING

  • Rough grade ready for landscaping.
  • Any retaining wall required by architectural control or by lot condition shall always be at the purchaser's expense.

WARRANTY

  • All construction shall meet or exceed the current residential standards and uniform building code. In cases where specifications do not comply with applicable code requirements, code shall prevail.
  • Builder Warranty provided by ProHome Northwest.
